Five community-centered redevelopment areas in Seongnam’s Sujeong-gu and Jungwon-gu were designated and publicly announced as redevelopment districts on August 31.
The planned supply is 1만3505 households, but designation and public notice do not immediately mean move-ins or construction starts.
It is necessary to distinguish the scale of each area from the procedures that lie ahead.
Three-line summary
1. Five areas in Seongnam’s old downtown have become redevelopment districts.
2. The planned apartment supply is 1만3505 households.
3. The actual pace of the projects depends on subsequent procedures.
Taepyeong2·4 Is the Largest, With 4458 Households
Seongnam City designated and publicly announced Sujin2, Taepyeong2·4, Sanseong, Dandae, and Sangdaewon1·3 as community-centered redevelopment districts. The city said that approximately 11 months passed from the start of establishing the redevelopment plan to the designation and public notice.
The area with the largest planned number of households is Taepyeong2·4, located around 1180 Taepyeong-dong, Sujeong-gu, with 4458 households. It is followed by Sujin2, located around 3603 Sujin-dong, with 3275 households, and Sangdaewon1·3, located around 817 Sangdaewon-dong, with 2270 households.
Sanseong District, located around 74 Sanseong-dong, has 1884 households, while Dandae District, located around 48-2 Dandae-dong, has 1618 households. The combined project area of the five districts is approximately 53만4694㎡.
Designation and Public Notice Are the Starting Point for Redevelopment
The designation of a redevelopment district means that an administrative foundation has been established to pursue redevelopment. With this public notice, the five districts can proceed to subsequent procedures for project implementation.
However, this is not yet the stage at which all planned households have been finalized as actual housing supply. Subsequent procedures, including the establishment of an association and obtaining approvals and permits, remain, so the actual pace of the projects may vary depending on this process.
Seongnam City said it plans to support subsequent administrative procedures to shorten the project period. The point important to residents is not the “11-month” duration of the designation process, but how stably each district proceeds through the subsequent procedures and gives concrete form to its plans.
Sujin, Taepyeong, Sanseong, Dandae, and Sangdaewon Are Included
This designation does not combine all of Seongnam’s old downtown into a single project; rather, it publicly announces each of the five districts’ redevelopment plans as separate redevelopment districts. Accordingly, the number of homes and the target area differ by district, and the project processes cannot be identical.
Even within Sujeong-gu, the locations and planned scales of Sujin2, Taepyeong2·4, Sanseong, and Dandae differ. The area in Jungwon-gu is Sangdaewon1·3. When reviewing redevelopment information, it is more accurate to first check whether the district of interest is included in this designation, rather than relying on the broad expression “Seongnam redevelopment.”
